Residential Opportunities

Four renovation assets, ordered by projected buyer return. Each is available for assignment of the existing contract or by direct purchase. Every property is presented on the same four numbers so they compare without adjustment. Projected returns exclude closing, financing, holding and resale costs.

El Dorado, Kansas 67042 · Butler County · Renovation and resale

Assignment or direct purchase14 photographs on the tour

The strongest return in the pipeline. Twenty minutes northeast of Wichita in a market with steady owner occupant demand and limited renovated inventory. El Dorado absorbs finished product that Wichita buyers would have to compete for.

Defined scope, not an open question. Water intrusion, mold treatment and structural items are each documented under objective verification rather than carried as a soft inspection allowance. A buyer is underwriting known work, not a range.

Clean path to title. Butler County venue and register of deeds. Legal description is Adlesperger Addition, Section 35, Township 25, Range 5 East, Block 2, Lots 4 and 5.

Property 02  /  Bedroom count upside

1743 S Broadway Ave

Wichita, Kansas 67211 · Sedgwick County · Renovation and resale

Vacant at closingNo photography exists

Bedroom count is the upside. County records carry three bedrooms and two baths. The walkthrough layout runs closer to five, which a buyer can capture on the resale listing without adding a dollar of scope. The after repair value here is modeled on the county configuration, so that upside is not already priced in.

Scope is finish and envelope, not structure. Roof and drainage, exterior finishes, windows and doors, kitchen, baths and basement moisture. An updated electrical panel and working systems were reported at walkthrough.

Sellers are ready to move. Vacant delivery at closing, no tenant to relocate and no occupancy contingency to manage.

Property 03  /  Lowest entry price

515 N Mathewson Ave

Wichita, Kansas 67214 · Sedgwick County · Renovation, rental or resale

Two exits17 original Atlas photographs

Newer than the build year suggests. Built in 1920 with a 2010 remodel already carried on the county record, so the renovation target reflects finishes rather than structure. Two bedrooms and two baths across 1,034 square feet above grade.

Two exits, not one. Walkable to Wichita State University, which supports a rental hold as readily as an owner occupant resale. A buyer who misses the retail exit still has a tenant.

The lowest entry price in the package. At $110,000 all in, this is the asset for a buyer building a first position in Wichita without committing six figures of renovation capital.

Property 04  /  Cash flow asset

11515 W Delano St

Wichita, Kansas 67212 · Sedgwick County · Refresh and hold

Underwritten as a hold22 photographs, 2019 record

The strongest of the four submarkets. West Wichita 67212 carries a median sale price of $264,885 with median price per square foot up 6.9 percent year over year. This is the only asset in the package where the submarket itself is doing part of the work.

A cash flow asset, not a flip. Priced for a buyer underwriting rent and long term equity. Five bedrooms across 1,628 square feet above grade plus an 844 square foot finished daylight basement on an 8,712 square foot lot.

The refresh is cosmetic. At $36,000 against a $260,000 basis the scope is a turn, not a renovation. Market rent for this configuration runs near $1,970 a month, roughly 8.0 percent gross on the all in basis. A full rent analysis with comparable leases follows on request.

Photography, stated plainly

Atlas holds a photograph set of its own for Mathewson only. Joyce and Delano carry images located in public listing records, presented on their tour pages and identified by source and date. Broadway has no interior photography in existence that a search could find, and its page says so rather than filling the gap with stock or generated imagery.

02  /  Multifamily

Multifamily Portfolio

Eighteen doors across two duplex clusters under common ownership, both completed in 2024 and fully occupied. Available together or separately. Every unit is a three bedroom, two bath plan, a configuration in short supply across both submarkets.

Why this portfolio prices where it does

Two year old product with no lease up risk. The Wichita property's 2024 build year is confirmed on the Sedgwick County record, last updated September 8, 2026.
In place rents sit at or below market. Derby three bedroom rents currently average $1,476 with asking rents running $1,445 to $1,595, leaving room on renewal.
Attached garages on the Derby units. In unit laundry, central air and dishwashers throughout both communities.

The case for taking both clusters

Together the portfolio produces $183,600 of net operating income on a $3,000,000 basis at a 6.12 percent capitalization rate, with eighteen identical three bedroom plans under one management footprint. Split, the Wichita cluster prices tighter at 6.37 percent and the Derby cluster carries the larger unit size and the garages. Seller financing may be available on the portfolio.

04  /  Basis of figures

Basis of Figures

Every number on this page comes from somewhere specific. Here is where.

After repair values

Current median price per square foot in each property's ZIP code applied to the subject's square footage, cross checked against the highest comparable sales in that ZIP code over the last twelve months. Broadway uses $103 per square foot in 67211, Delano $131 in 67212, Mathewson $118 in 67214. These are market derived figures, not automated website estimates, which value a property in its current unrenovated condition and are not after repair values.

Projected returns

After repair value, less purchase price, less rehabilitation allowance, divided by purchase price plus rehabilitation allowance. They exclude closing costs, financing costs, holding costs, resale commissions and taxes. A buyer's net return will be lower than the figure shown, and the gap depends on how the purchase is financed and how long the property is held.

Rehabilitation scopes

Preliminary allowances based on walkthrough observations and current Wichita contractor pricing. They are not contractor bids. Buyers should obtain their own bids during due diligence and we will provide access for that purpose.

County values and records

2025 appraised values from the county of record: Sedgwick County for the Wichita assets, Butler County for El Dorado. Kansas is a non disclosure state, so sale prices are not public record and comparable sales are drawn from reported transactions rather than county data.

Multifamily figures

In place rents at full occupancy with a 40 percent operating expense assumption. Verified rent rolls, leases and operating statements are provided on inquiry so you can replace that assumption with actuals.

Verification

All figures are subject to due diligence and independent verification. Nothing on this page is an offer of securities or a guarantee of return.
